Introduction
This case study delves into a comprehensive property maintenance project undertaken to address extensive repair needs within the halls, stairs, and landing of a social housing property. Faced with deteriorating conditions, including a damaged dot and dab wall, loose bricks, and worn-out fixtures, the project aimed to restore safety, functionality, and aesthetic appeal for the tenant.
Client Background
The tenant, residing in social housing, experienced ongoing challenges with the condition of their living space, which adversely impacted their quality of life and sense of well-being. Recognising the urgency of addressing these issues, the housing authority partnered with RPJ Property Maintenance to initiate a thorough renovation and repair process.
Challenges
The property exhibited significant structural and cosmetic issues, particularly within the halls, stairs, and landing areas. The deteriorating dot and dab wall posed safety risks, while loose bricks and worn-out fixtures detracted from the property’s overall appeal. Addressing these challenges required a coordinated effort to execute extensive repair and renovation work while minimising disruption to the tenant.
Solution
The repair process commenced with putting down adhesive carpet protector which remained fitted for the duration of the project. Work then began on the careful removal of the damaged dot and dab wall, followed by the re-bedding of loose bricks around a door frame at the top of the stairs that had been damaged due to persistent traffic. The dot and dab wall to the stairs was reinstated, and then replastered along with the adjacent walls and the ceiling, to create a seamless and uniform finish. Additionally, three doors, including linings, stops, and architraves, were replaced to enhance functionality and security. All skirting boards on the landing were renewed, further enhancing the aesthetic appeal of the space. The renovation was completed with the painting of all the new doors, woodwork, fixtures, walls and ceiling. To complete the project a new mop stick handrail and coat hook were fitted to replace the existing ones that were removed prior to the renovation.
Outcome
The project resulted in a remarkable transformation of the tenant’s living space, which is now safe, clean and more habitable. The tenant expressed gratitude for the improvements, noting the positive impact on their daily life and well-being. This project also underscores the importance of proactive property maintenance in preserving the quality of social housing and enhancing the overall living experience for tenants.
